AgentEdgeAI is a one-person consultancy that started in March 2026 and already owns ChatGPT's answer to the 55+ question in Pete's market. Their clients are the four agents ChatGPT keeps repeating. The method is not secret: a fast, plain website per agent with the licence, brokerage, phone, communities and reviews written out for machines. Google AI Mode is a different story. It barely reads their sites and names other agents. They also have no way to show a client that the work brought in business. Both are openings for Parallax.

The 16 sites they have built

Each site carries the footer "Powered by AgentEdge Visibility Site". Found by searching for that footer on October 13; each home page, llms.txt and sitemap then read directly. "Named" counts answers that name the agent, out of 88 ChatGPT answers and 39 Google AI Mode answers across both 55+ question sets.

"n/a" means our questions don't cover that agent's market. Two clients are Realty ONE Group agents. Jim Brebner's site says Realty ONE Group, but his review on AgentEdgeAI's page says eXp; worth checking against ADRE before Pete's ROG meetings. Three more reviewers (Billy Heinzman, Kevin Reppy, Rick Nichols) have no site we could find, so they likely bought only the audit.

Who the AI names

Every agent named at least once in our 55+ answers, from the 8 agents Pete sent plus the 16 clients. Each bar is the share of answers that name the agent. Rust bars are AgentEdgeAI clients.

ChatGPT names their clients far more than anyone else. Google AI Mode leans on Google Business Profiles and directories and names a different set: Sharon Mason, Sharon Rowlson, Jarl Kubat and Arthur Hasher. The one client Google names often, Allan Harsh, comes up on the probate angle.

Where the AI reads it

On the narrow question that matches their pages word for word, ChatGPT reads their sites first. On broader wording it falls back to Realtor.com and Zillow, and their share drops to about one source in five. The Google numbers rest on 39 answers; the October 13 Google rerun had saved only 4 answers by 6 PM.

What every site has in common

Read from each home page, llms.txt and sitemap on October 13. Counts are out of 16 sites.

FeatureSitesWhy it matters
llms.txt (a plain summary for AI readers)15Cheap to ship. Pete's spec requires it; parallaxlistings.com does not have one yet.
RealEstateAgent schema14Tells machines this is an agent, with licence, cities and brokerage.
Licence number on the home page13The fact AI uses to confirm identity.
Community or area guide pages12One page per 55+ community: Corte Bella, The Grand, Sun City West.
Built with Lovable (an AI site builder)10Fast to build, maintained by hand. One client is still on a lovable.app address.
Review ratings in schema8Typed in by hand. Nate Brill lists 302 reviews; Paulette Ezell lists 3.
FAQPage schema7Question-and-answer blocks AI quotes directly.
Listings feed0By design. Every fact is typed once and goes stale until someone edits it.

Together the 16 sites have about 441 pages. They are one template filled in by hand: same layout, same schema blocks, same footer.

How fast it happened

Where they are weak

Google AI Mode barely sees them Opening

2 of 217 Google sources on the core question were client sites. Google reads Business Profiles and directories, and names other agents. Their site product does not reach Google's answer.

Pete's spec already treats this as a second track: the record page for ChatGPT, a matching Business Profile and directories for Google.

No proof of results Opening

Their success stories are client-reported, and they say so. They publish no lead, call or closing numbers.

Parallax can measure before and after with Elmo, and log AI crawler visits and AI referrals on each record page.

Every fact is typed by hand Opening

No listings feed and no automatic updates. Paulette Ezell's site carries a stale licence expiry date, and ChatGPT tells readers to verify her licence in every answer.

Parallax record pages update when a listing is uploaded and can take licence facts straight from ADRE.

Too many clients in one niche Watch

12 of 16 sites target the same West Valley 55+ buyers. ChatGPT names three or four agents per answer, so each new client there splits the same slots.

This is the crowding that rule 8 of Pete's spec is written to avoid.

One person Watch

About 16 sites in seven months, each built by hand. That does not stretch to a whole brokerage at once.

A full office, like Kaila's, is out of reach for them and in reach for Parallax.

What Parallax should take from this

Close the gaps in our record pages Mostly built

Our agent records already carry what their sites carry at the core: RealEstateAgent and FAQPage schema, the licence number in plain text, brokerage, phone, and links to the agent's other profiles (checked on Brandi's record, October 13). What theirs have that ours don't yet: an llms.txt (ours returns 404), licence status and expiry in plain text, more than one service city, specialties stated in words, community guide pages, and reviews. Those are the items in section 1 of Pete's spec still to build.

Win the Google track they skip

Business Profile, matching name, phone and office everywhere, and the directories Google reads. That is where their clients are absent.

Lead with measurement

Monthly Elmo checks per agent and attribution on each record. "This agent got N calls traced to AI" is a claim nobody in this category can make yet.

Price against $1,499 plus $40 a month

Their entry point is $1,979 in the first year for one hand-built site. A record page that comes with the listing service is an easier yes.
